Italy is entering a new phase for high-end living and travel assets—one where luxury hospitality and branded residential could move beyond trophy, one-off transactions into repeatable, institutional strategies. This event brings together leading market leaders to test whether the fundamentals now support scaled allocations, and what it takes to protect premium positioning while deploying larger tickets across Italy’s core cities and resort corridors.
Across two focused roundtables, we’ll examine what’s sustaining ADR-led pricing power in luxury hotels, how value is shared between owners, operators, and brands, and what structures are most financeable in today’s credit market. We’ll also look at the capital case for branded residences—interrogating demand durability, the operating and governance models that preserve brand standards, underwriting requirements for sell-out and delivery risk, and where the model can truly scale without diluting the luxury promise.

The transformation of the 18th-century Palazzo Salviati Cesi Mellini, located on Via del Corso in the heart of Rome, has created a new luxury destination operated by Six Senses. Launched in 2018 by Orion Real Estate Fund V, sponsored by Orion Capital Managers, the project carefully restored and repositioned the historic asset under strict architectural and archaeological constraints, before its sale to Gruppo Statuto.
Led by Starching, which provided full technical advisory, project and construction management services, the development delivered 96 rooms and suites equipped with advanced home automation systems, alongside a spa and wellness area, restaurant, gym, retail spaces, an internal courtyard with garden, and a 1,000 sqm panoramic rooftop terrace offering 360-degree views over Rome.
The restoration brought back to life the protected façades, the monumental staircase with its decorative skylight, the original hall columns, and a rare 4th-century baptismal font, the oldest in Rome. The design concept blends Roman classicism with a contemporary approach, combining heritage preservation, comfort, technology, and sustainability.
