About the Event

With nearly 60% of India’s Grade A office stock now more than a decade old, the real opportunity for value creation lies not in new construction but in the strategic reinvention of existing assets. This session will deep-dive into the following aspect of Core+ assets:

- How developers are transforming ageing commercial buildings through design-led upgrades, 
tenant-driven repositioning, smart CapEx deployment, and operational innovation.
- What are the key expectations / challenges faced by end-users, occupiers as well as IPCs
in positioning these assets with their stakeholders?

Using 77 Town Centre as a live operating case study, the discussion will examine how older buildings can be repositioned to compete with new-age developments, not just in terms of rent and occupancy, but also user experience, sustainability, brand positioning, and long-term asset performance. The session is designed for developers and asset owners managing mature portfolios, coworking and flex operators assessing repositioned supply, investors and funds evaluating Core+ opportunities, lenders underwriting upgraded assets, and IPCs driving leasing strategy.
