The US single-family rental segment has attracted institutional investors for a long time due to its low public market exposure and stabilized prices. However, as COVID-19 has accelerated various demographic trends and heavily impacted the performance of traditional assets such as retail, hospitality and offices, more and more players grow interested in single-family rentals. Moreover, stay-at-home orders have caused people to seek more space (and greener pastures) in the suburbs, accelerating recent demographic trends, which have seen millennials move out of major cities.
