While office real estate demand and pricing has been increasing tremendously over the last decade, COVID has since put a damper on office usage through lockdowns and home office alternatives. Investors, developers and lenders are now struggling to understand future demand drivers to attract and retain tenants and keep their existing portfolio from becoming obsolete in the post-pandemic world. How will landlords and investors create relevant assets and adapt their business models to keep vacancies low and decrease drops in pricing and valuations?
