The GRI Global Real Estate Forum 2027 is the closed-door gathering where the world leaders of real estate meet to define what comes next.

Once a year, the top international decision-makers at the helm of the world's largest real asset allocators, managers, lenders, and operators convene for three days of direct, unscripted debate.

They take stock of the global landscape — from the latest trends, AI impacts, and migration shifts to the complexities of geopolitics — and analyse how these forces are directly reshaping the next decade of real estate returns.

There is no more senior assembly of the industry's leadership. By personal invitation only, exclusively reserved for an organisation's head of real estate or their immediate deputy, this GRI Forum is dedicated entirely to capital allocators.

How the Sessions Work

Three formats: keynotes, open-dialogue discussions, and trend-topic provocateurs. No slides for the sake of slides, no observers, no press — just the people who allocate the capital, working through what's actually changing.

Plenary Sessions

The full group takes a position. They debate the defining question of the cycle and vote on where they believe capital, policy, and risk are heading over the next 12 months.

Keynotes

A single voice is put in front of the room to discuss a specific, evidence-based view of where the world — and the capital markets — are heading. The room is expected to push back.

Discussion Sessions

Eligibility

Admission to the GRI Global Real Estate Forum 2027 is by personal invitation only, and follows two non-negotiable criteria:

Seniority

Head of real estate within your organisation, or their direct deputy. Delegated attendance is not accepted.

Principal capital

Designed for active market leaders across real estate investment, development, lending, and operations. Intermediaries and advisory firms — availability is strictly restricted and requires the endorsement of the GRI Committee.

Arrival on Wednesday, however late, is strongly advised. The programme opens at 08:45 on Thursday, and St. Moritz is a long journey from most origins.
